Property in Bessan - A Guide to Bessan

The village of Bessan lies just off junction 34 of the A9 motorway, between St Thibery, Vias and Agde.

If you’re looking for a quiet little village, away from all the hustle bustle of the summer season, but still want to be within easy reach of the beach and the bigger towns, then a property in Bessan could be worth looking at.

Bessan property is a good mixture of small, old village houses, more modern villas and town houses, as well as some beautiful large old town houses.

Prices of Bessan property can start below 100,000€ but expect a lot of work for this sort of money. I’ve recently seen an 80sqm village house needing a lot of work (re-wiring, re-plumbing, re-plastering, work to the roof etc) for 77,000€.

Get to around 200,000€ and you’ll be looking at 2 bed village houses in good condition. Modern kitchens and bathrooms should be expected at this level. Over 250,000€ and a terrace or small garden is a possibility, although these are few and far between.

Keep pushing up on the price and you will find some beautiful old houses with prices up to and over 500,000€.

Although Bessan is a small village, it has a market twice a week, on Tuesdays and Sundays, a couple of bar/restaurants and a few local shops. A few hundred metres out of the village in the direction of the A9 motorway you will find an “Intermarche” supermarket and petrol station.


Jump on the motorway and within about half an hour you can be at Montpellier airport ready to fly back to the UK. Either to Stansted with Ryanair, or to Gatwick with British Airways.
