Estate agents in France

French estate agents operate slightly differently from those in the UK. I can tell you this because I live in the Languedoc region of France and between1989 and 2001 I worked as an estate agent in London.

One of the main differences between French estate agents and those in the UK is that in France, or at least in the Languedoc, 95% of properties are on a multiple listing basis. The UK agents favourite, “Sole agency” doesn’t really exist here.

In theory multiple listing is better because you can go to one agent and see perhaps one, two, or even three hundred properties for sale. In practice, however, this has its down side. It’s practically impossible to keep track of what’s happening with three hundred properties that are on the market with five or six agents. This invariably leads to disappointment when you see five houses you like the look of only to discover that they all sold three weeks ago and the agent didn’t know!

The other thing to be aware of is agent’s commissions. Because different agents charge different commissions, it’s not uncommon to see the same house advertised with several agents, each quoting a different asking price.
