A busy week in the world of Languedoc property

Well I don't think that we're about to see prices start rocketing up but activity levels in the world of Languedoc property have most definately picked up. Or is it that activity levels are the same but the quality of buyers have improved? I think it's a bit of both.

Certainly this is the time of year when the most serious buyers tend to fly out for a 3-4 day property search trip and at the moment I have some very serious buyers indeed who are here hoping to see the house of their dreams.

This week has seen some very interesting new houses come onto the market as well.

  • I've just been instructed on a really nice 2 double bed, 2 bath village house in Puissalicon, with small private courtyard garden, in good condition, with original features at a very sensible €135,000. 

It's going to take me a few days to get photos and measurements organised but watch this space.




  • This afternoon I'm going to see a 150 sqm 3 bed village house in Abeilhan with courtyard garden, roof terrace and aparently some fabulous views. This looks like it will be in the €230,000 region but I'll confirm this once I've seen it.

  • And last but by no means least, one of the most amazing period village houses I have ever seen. Think village house meets chateau with a large helping of "Grand Designs" and you'll be on the right track.

In the pretty village of Nebian, 3-5 beds, depending on how you use the space, huge 100 sqm vaulted reception room, 2 terraces, garage and a seriously big dollop of "WOW". I showed this to clients yesterday who are thinking of making an offer so we'll have to see what happens over the weekend but if they don't go for it and you've got €295,000 in your pocket then I suggest you get onto ryanair.com as fast as you can and get over here quickly.

Yesterday I visited a fabulous villa in Caux, just outside Pezenas.

This villa in Caux is a really smart modern villa made of lovely big blocks of stone. Unusual but it works very well. It's 3 double bedrooms, 1 bathroom, 1 shower room and lovely big reception/dining room with modern open-plan kitchen.

The house is around 125 sqm of living space plus garage and sits on a plot of just under 900 sqm.

It has gas run underfloor heating throughout and a lovely landscaped garden with fabulous summer terrace and swimming pool.

The house is expected to come onto the market in the next week or so at around €350-375,000 which is pretty much the right price for a house of such quality. It's in a really nice location and is sure to generate plenty of attention.

I saw a really lovely house in the pretty village of Pomerols yesterday.

A 4 bed villa of approx 110 sqm on a really nice, private plot of nearly 900 sqm.

This villa in Pomerols is in really nice condition, is well situated only a few minutes from the beach and comes with a fab outdoor hot tub, ideal for those warm summer evenings.

Port du Roy update

I went to the Port du Roy marina development in Aigues Mortes this morning to meet clients. They are looking for a 2-3 bed house in Port du Roy with a mooring for their boat.


It was a nice sunny morning and the marina looked fantastic with the sun shining on the water.

We looked at two house for sale. A 1 bed house and a 2 bed house. Both had small gardens with moorings directly adjacent. The one bed house with mooring is 216,000€ and the 2 bed house is 270,000€. Both houses have allocated parking spaces and the larger one has integrated air-conditioning throughout.

Languedoc property back in people's thoughts


I have just looked at my site statistics and am pleased to say that visits to the Languedoc Property Finders website over the last month are up compared to the same period last year.

We have already had a good number of serious enquiries from people looking for houses for sale in the Languedoc and I have a good feeling about 2010.

Maybe the Sunday Times was right? Maybe property in Languedoc is going to be the hot ticket for 2010. when you look at pictures of wonderful villas for sale in Languedoc such as this one it's easy to see why.

Back to work and buying a house in Languedoc is top of the list

Well, after a well earned break for Christmas it's back to work again on this bright and sunny (but very cold) January morning.

As is usual, now that Christmas is out of the way and people have settled back into the reality of the working year. This means that traffic of our website has started to rise and the number of people enquiring about buying a property in the Languedoc has also started to rise. Incidentally, I don't know if you read the article in the Sunday Times the other week (I missed it) but apparently it said that the fashion for buying property in such places as Romania has all but finished and Britons are now turning their attentions back to the old favourite of France and buying a house in the Languedoc is top of their list.

We shall see if 2010 bears this out but looking at the enquiries I've had over Christmas I'd say it's been a good start.

Snow in the Languedoc !!!!!

So here I am in the sunny south of France, only 20 minutes from the Mediteranean sea where it regulary gets into the late 30's celcius in the height of summer and it's snowing!!!  That's right. You heard me correctly, snowing.

I'm sure it wopn't last but what fun it would be for the children if it settled a little for Christmas day.

Here's hoping.

A sunny winter's morning in the Languedoc

Cold but wonderfully sunny. That's what I can say about this morning. This morning is a perfect example of one of the main differences between life in the UK and life in the Languedoc.

It's cold, very cold, like the UK, but I can see the sky. In fact, there isn't a single cloud in the sky and the sun is shining. It seems to me that over the past 8 years of living in the Languedoc, this is what perhaps 75% of the winter months are like. Cold but sunny. And belive me, that makes all the difference.

We're coming to the end of the yar now and we don't have many more clients arriving before Christmas which is usual but we have a few new and exciting Languedoc properties that we have taken on recently so we'll see what the next couple of weeks bring.

BBC news - Google to offer property listings - How will this effect property in Languedoc?

Yesterday BBC News reported that Google, probably the best known internet search engine in the world is going to launch a "Property dimension" to it's UK mapping system.

The system will allow both Estate Agents and private individuals to list properties for free that will be shown as an overlay on google's maps.

Apparently there have been mixed responses over this, with shares in property portal "Right Move" falling by 10% at the announcement.

I'm not sure when this will come to France but am certain that it will. The question is, how will this affect property in Languedoc, property in Herault and of course property for sale in France as a whole.

I can see it as a good move although suppose that there must be some kind of filtering system that will be put in place otherwise google maps could get very crowded very quickly. I guess we'll have to wait and see.
