Property in Montagnac - A Guide to MontagnacProperty in Montagnac is typical of this part of the Herault. The old town has a mixture of large and small village houses, many of which follow the template of garage on the ground floor and living space above. With these typical village houses you often get what’s called a “Grenier” This is basically a loft area at the top of the house. Most of the time these greniers are unconverted, which is good news for us Brits who love nothing more than to get as much space as possible from an old house. An average grenier has decent head height so you could be lucky enough to get two or more bedrooms up there. They don’t generally seem to have loft ladders as UK houses do. Instead they have a proper staircase that leads up from the floor below. I know of one family who bought a sizeable old house with a grenier so large that they converted it into a further four bedrooms and two bathrooms, thus turning their otherwise unremarkable two bedroom house into a very impressive six bedroom one. Montangnac property prices range from around 60,000€ for a wreck to over 500,000€ for a large wine domaine with outbuildings. The esplanade in Montagnac has recently been renovated and is now a lovely place to sit out under the mature plain trees and watch the world go by. There are two bars on the esplanade, one of which does decent snacks. The village also has a decent collection of shops which include a few bakers, a couple of general stores, butchers, a chemist, bank and tabac. Only a five minute drive from the nearby town of Pezenas, with its large market every Saturday, Montagnac is also within easy reach of Beziers and Montpellier. Only a few kilometres from the A75 motorway makes travelling very easy indeed. You can be in Montpellier in around half an hour. Nearest beach is only about ten minutes drive away.
