In the village of Causses et Veyran, in the beautiful countryside This is a fabulous house with everything you need to enjoy the South of France; lots of space, an easy to maintain garden, pool area with no vis a vis, large garage and even an attic to covert if more space is required! With a total of 6 bedrooms and 5 bathrooms plus another room to convert, a huge salon / salle a manger and room that is currently a guest dining room, there are lots of options.

Enjoy a large family home with a separate apartment, garage, garden and pool, earn some rental / B&B income or turn it into a full time business, the house is ideal for seminars, retreats or a base for cycling / hiking holidays.

It is currently a B&B with gite rental - but only for certain months of the year as the current owner takes the time to travel and relax in the off peak months. That said, it is almost completely booked up for the summer so visits will be time restricted. It will be possible to visit the owner area, garage and see the general layout but perhaps not the guest rooms and gite. Please give maximum possible notice, during the busy period we will only be allowing viewings for serious buyers with finance already in place.

The ground floor is an enormous garage divided in two parts, the first can take 3 cars easily, the second has been cleared and cleaned to create a large open space that could be a gym, workshop or anything else! There is also a storage room and a laundry. Stairs lead to the owner area and attic so there is no need to pass by the front door.

The main entry is on the first floor with a wide entry hall leading to: on the right – three guest rooms with ensuite shower rooms and a guest dining room with kitchenette. There is also a lovely sunny sitting area. This area has central heating in the hall and dining room and radiators in the bedrooms, allowing for full control of the heating by room. There is also a large storage room that could be converted to a further bedroom.

On the left – the owner area – large bathroom with shower, bath and wc, bedroom, kitchen, office and living dining room with a wood burning stove and terrace. The owner area is double glazed and has oil fired central heating.

With a separate entrance from the garden, the gite is made up of an open plan living, kitchen, dining area, two bedrooms and a shower room with WC.

The garden has raised beds for growing some veggies, a magnificent magnolia tree and a shaded area between the road and the hedge by the pool which is a full 10m long and has an automatic PH and chlorine system.

The whole house has had a major renovation in the last 10 years, electricity, plumbing, new kitchens and bathrooms, creation of the gite, there is a water softener, fibre optic connection and three separate hot water heaters.

The roof was revised in 2022. There is no insulation in the attic area and it has a magnificent beam structure with enough height to walk under the beams so there is a project there for somebody! Alternatively roll out the insulation and easily improve the energetic rating.
