It is currently a B&B with gite rental - but only for certain months of the year as the current owner takes the time to travel and relax in the off peak months. The main entry is on the first floor with a wide entry hall leading to: on the right – three guest rooms with ensuite shower rooms and a guest dining room with kitchenette. There is also a lovely sunny sitting area. This area has central heating in the hall and dining room and radiators in the bedrooms, allowing for full control of the heating by room. There is also a large storage room that could be converted to a further bedroom.
On the left – the owner area – large bathroom with shower, bath and wc, bedroom, kitchen, office and living dining room with a wood burning stove and terrace. The owner area is double glazed and has oil fired central heating.
With a separate entrance from the garden, the gite is made up of an open plan living, kitchen, dining area, two bedrooms and a shower room with WC.
The garden has raised beds for growing some veggies, a magnificent magnolia tree and a shaded area between the road and the hedge by the pool which is a full 10m long and has an automatic PH and chlorine system.
The whole house has had a major renovation in the last 10 years, electricity, plumbing, new kitchens and bathrooms, creation of the gite, there is a water softener, fibre optic connection and three separate hot water heaters.
The roof was revised in 2022. There is no insulation in the attic area and it has a magnificent beam structure with enough height to walk under the beams so there is a project there for somebody! Alternatively roll out the insulation and easily improve the energetic rating.
