I love these houses because they work so well as lock and leave holiday homes, as well as full time homes.
Built in two phases spanning 2001 and 2002, this gated development called "Coteau Moliere" sits on the edge of the town of Pezenas, only around 1.5 kms (typically around a 15 minute walk) from the centre of town with all of its shops, bars, cafes and restaurants. When I first started selling these houses I was convinced that the communal swimming pool would be the big draw but I was wrong. It's the proximity to the centre of town that is the biggest appeal. That and the fact that you're getting a house rather than an apartment, and a ground floor garden rather than a roof terrace.
These houses come with either an allocated parking space or a garage, sometimes both. This particular house has an allocated parking space nice and close to the house.
Entrance to the house is via a few steps up the the front door. Your living room / kitchen is then on this raised ground floor where you also have a WC. The living area has double doors leading straight out to the west facing garden, with it's beautiful olive tree and retractable sun awning. There is also a very handy storage shed that was part of the original construction and is next to the house. This is an ideal spot for storing garden furniture, tools or even a couple of bikes.
This development has a total of 72 houses and in my opinion this particular house has one of the nicest locations within the development. This is a fantastic house at the right price. If you're looking for a hassle free lock up and leave holiday home that's not going to break the bank then this could be just what you're looking for.
Management charges for 2023 were €702 including water.
